Future of Residential Real Estate will no longer just be about the Asset. You will see that the next wave of Supply will be Demand led. This will lead to increased focus on rentals and property management and will eventually lead to the rise of Compact & Affordable Homes and Alternate Assets.

The real value of the asset will unfold when you apply a prop-tech based service layer on top of the residential asset thus channelling the asset towards an unmet demand and hence monetising the same for higher rental yields and increased capital appreciation.

The foundation for building a start-up should come from a strong and visible need or problem. Founders should focus on solving real-world problems, with several in fundamental sectors. Founders should build a Product, test it in the market and make necessary pivots before scaling it.

Founders should take a holistic view of the Business across Investments, Strategy, Product Development, Marketing and Sales, Operations, Technology, Compliance, Finance, Accounting, and People. And finally, founders must be laser-focused on Revenue Generation, Profitability, and, more importantly, Cash flow management. Remember, Revenue is vanity, Profitability is sanity, and Cash is reality.

While guiding students and parents for college admissions, I realised most lacked resources or guidance on applying to colleges abroad. While applying to Stanford GSB and other similar colleges, I understood that for admissions abroad, one needed meticulous planning and method to stand a fair chance at being accepted. The education system outside India offers great learning opportunities across multiple streams and enables the young student to derive the best out of his potential, thanks to the gamut of options available at universities abroad.

However, It is evident that most students and their parents lack the knowledge and information to apply for colleges abroad. The selection process for universities abroad is a holistic multi-year process that looks at 4 tangibles – Academics GPA, SAT/TOEFL/GRE/GMAT Score, Overall Profile, and Quality of College Application Responses like Essays and Activities and LORs.

I strongly believe that the solution is to have a structured program for high school students that they can work through in a focused manner, making their interests and talent show up in the form of tangible, concrete experience and achievements. The idea is to guide students to straddle academic and co-curricular grounds with equal emphasis so that they can pull a stellar academic performance buttressed by a strong co-curricular profile – both of which are critical aspects that each college seeks in an aspirant.
